What is InspectoMX?
A bilingual (English/Spanish) app for professional property inspections in Mexico. It works offline in the field, is built around Mexican construction — cistern, rooftop tank, LP gas, CFE, coastal humidity — and produces clean, photo-documented PDF reports under your own brand.
Who is it for?
Working property and home inspectors in Mexico, serving buyers, sellers, landlords, tenants, and agents — including bilingual reports for foreign buyers.
Do I need to install anything?
No app store required. InspectoMX is a Progressive Web App: open it in your browser and choose Add to Home Screen to use it like a native app, including offline.
What devices does it work on?
Any modern phone, tablet, or computer with a current browser (iOS Safari, Android Chrome, or desktop). It's designed phone-first for use on-site.
Is it bilingual?
Yes. The whole interface toggles between English and Spanish, and each report can be English, Spanish, or both.
Do I need an InterNACHI certification?
No. InspectoMX works whether or not you hold InterNACHI. Enter a NACHI number and it appears on your reports; leave it blank and generally accepted standard-of-practice language is used instead.
How do I create my account?
Choose a plan on the signup page, complete checkout, then follow the set-password email to finish creating your account and sign in.

How much does it cost?
Starter $990 MXN/month, Pro $1,990 MXN/month, and a one-time Single Report at $499 MXN. All prices are in Mexican pesos.
What's the difference between Starter and Pro?
Both include the full offline inspection workflow and branded, bilingual reports. Pro is the higher tier for inspectors working at more volume. The current plan comparison is shown on the signup page.
How does the 7-day free trial work?
You get 7 days to explore with no charge. You can create clients, properties, and full inspections during the trial; downloading the final PDF unlocks when you subscribe.
Can I create inspections during the trial?
Yes — create and run complete inspections. Only the report export is gated until you subscribe.
What is the Single Report option?
A one-time purchase for a single report, for when you only need one and don't want a subscription. The credit is used when you first generate that report's PDF; re-downloading the same report is free.
How do I pay — is it in pesos?
Yes. Billing is in Mexican pesos (MXN) through Stripe, by card.
How do I upgrade, cancel, or change my plan?
In the app, go to Settings → Subscription. You can upgrade Starter to Pro directly, or open the customer portal to manage your payment method and cancel.
Do I keep my data if I cancel?
Your data stays on your device and you keep read access to what's already there. Creating new inspections and exporting reports requires an active plan.

What inspection types are there?
Pre-Purchase, and Rental Move-In, Move-Out, and Mid-Term Review.
How do I create a new inspection?
Tap New Inspection, pick the type, enter the client and property details, optionally fill the property profile and pick a template, then start it now or schedule it for later. Full walkthrough in the User Guide.
What is the property profile / pre-inspection questionnaire?
An optional set of property details — bedrooms, bathrooms, levels, size, year built, cistern/rooftop tank, LP gas type, and notes — captured up front. It scopes the room list, suggests a matching template, and prints on the report header.
How do I add rooms and systems?
A pre-purchase inspection lists the applicable systems automatically and, when you enter bedrooms and bathrooms, seeds the room list to match. You can add a custom room or exclude any section from the inspection overview.
How do I rate conditions and flag defects?
Open a system or room and mark each item Satisfactory, Marginal, Deficient, or Not Inspected / N-A. Items you flag as defects get a severity — Safety, Major, or Maintenance — which drives the report's summary.
How do I add photos to an item?
Attach photos to any item as you inspect; they're embedded in the report right next to that finding.
What are templates and how do I use them?
Templates are reusable checklists by property type. Clone a starter or build your own, and start an inspection from one to seed the right systems and rooms. See how templates work.
Offline & data
Does it work without internet, in the field?
Yes. It's offline-first — run an entire inspection with no signal on-site. Everything saves locally instantly.
How does syncing work?
Your work is saved to the device immediately and pushes to your account automatically whenever you're online. No manual export/import.
Are my data safe and backed up?
Local data lives on your device; when you're online it syncs to your account on the server, so it's available across your devices rather than trapped on one phone.
Can I use more than one device?
Yes. Sign in on another device and your synced data follows you.
Reports & branding
What does the report look like?
A clean, professional PDF: a branded header, a severity summary, findings with photos, and a full list of everything inspected. See sample reports.
Can I use my own logo and business name?
Yes. Set your Business Profile once — while online, so the logo caches — and your business name replaces "InspectoMX" while your logo appears on every report.
Can reports be English, Spanish, or both?
Any of the three, chosen per report. Bilingual is ideal for foreign buyers.
How do I download and share a report?
Generate the PDF from the finished inspection, then download or share it. Re-downloading the same report is free.
Can I edit an inspection and regenerate the report?
Yes. Edit the client, property, or inspection details and regenerate the PDF.
Account & troubleshooting
I forgot my password
Use the password reset link from the login page (the same set-password flow used at signup). If you're stuck, contact us.
My logo isn't appearing on reports
Open your Business Profile once while online so the logo caches on the device, then regenerate the report. The logo needs to be cached before the PDF is built.
My changes aren't syncing
Confirm you're online — the app pushes automatically when it reconnects. If it persists, sign out and back in to force a full sync.
